Building Momentum: Advancing Affordable Housing in Central Ohio

Central Ohio continues to face a growing housing affordability crisis however, the work happening around the region is moving the affordability needle in the right direction. Most recent census data shows that there are 2,000 fewer low- and moderate-income households in Franklin County spending over half their income on housing. And the region is on track this year to deliver 18,000 housing units for the first time since 2002, meeting the region’s need for 14,000–21,000 new homes annually. However, there is still progress to be made. In central Ohio there are only 25 units of affordable and available housing for every 100 of our most vulnerable families and the median home price has climbed to $325,000 in 2025, which requires a household income of $130,000 to become a homeowner, nearly double the region’s median household income. Voters in the City of Columbus showed up for housing again this November authorizing the sale of bonds to support affordable housing creation and preservation, making it one of the largest single commitments by a city in the nation. In addition, the City of Columbus is working to ensure that the market can continue to build enough housing where people want to live by modernizing the zoning code, encouraging housing diversity and improving the regulatory framework.

This session will unpack Columbus’s current housing strategies, highlight opportunities for design professionals, and explore how architects can engage with the City’s evolving policy framework to increase housing access and affordability across Central Ohio.
